Prospective tenants can easily apply online or in person for any of our vacancies. When evaluating applicants, we conduct a thorough screening process that includes:

  • National and state background checks
  • Eviction database searches
  • Criminal history reports
  • Full credit report with payment histories of all accounts
  • Employment and income verification
  • Interviews with previous landlords


As vacancy and turnover are costly, we offer an incentive to good tenants to renew their lease. Each month we notify tenants whose lease expires in the next 30 days to encourage them to renew. We may also raise the rent at this time based on market conditions. Automatic rent increases of $10/month are put into place on month-to-month leases. If the tenant intends to move out, we will begin marketing the rental immediately.


We like to take advantage of higher demand and higher market prices in the spring and summer months, and will target our leases to end during this time whenever possible. That means your property will spend less time vacant, and we may be able to collect a higher rent depending on market conditions.


Owners can access our online owner access portal 24 hours a day, seven days a week. Here they can view past reports, see who is renting their property and how much rent is being charged for their property. Maintenance history is also available online. Owners also receive e-mail alerts informing them about all move-out notices and lease signings. We appreciate that your time is valuable and you can expect us to always respond quickly to your phone calls and emails.
